Family Owned Since 2006
Founded in 2006 by Dean Eberly and later joined by his brother Dwayne, Garden Spot Mechanical is a family-owned company based in Manheim, serving Lancaster County and the surrounding communities with commercial HVAC and plumbing.

What We Do
Residential Service
Heating, cooling, plumbing, water treatment, and drain service for homes throughout Lancaster and Lebanon counties. Repair, replacement, and installation, with emergency coverage nights and weekends.
Commercial Service
HVAC and plumbing service, replacement, and maintenance agreements for businesses and facilities. One contractor for both trades, which removes a coordination problem most buildings deal with constantly.
New Construction
Complete mechanical systems for ground-up commercial builds, tenant fit-outs, and additions. We work from the drawings and coordinate with the general contractor from rough-in through final inspection.
Design-Build
Complete design-build mechanical for projects that need the system engineered rather than just installed. Chilled water systems, cooling towers, boilers, and pumps, delivered as one scope.
Preventative Maintenance
Scheduled service contracts that keep equipment documented and running. Most of our long-standing commercial customers are on a maintenance agreement, which is why their emergency calls are rare.
Drain Cleaning
Clearing clogs, cleaning lines, and restoring drain flow for homes and facilities. We diagnose the stoppage, clear the blockage, and help prevent future backups.

Since 2006. Dean Eberly founded the company and was later joined by his brother Dwayne. It has been family owned and operated out of Manheim ever since, with more than 50 years of industry experience behind the work.
Both. Our commercial work covers dealerships, offices, churches, schools, and hotels across Central PA, and we serve homeowners throughout Lancaster and Lebanon counties with the same crew.
Yes. Our team includes EPA certified service technicians and licensed plumbers, along with installation crews who do this work full time. We hold Pennsylvania Home Improvement Contractor license PA HIC #025050.

Yes. Comprehensive maintenance agreements cover scheduled service on your equipment with priority scheduling when something goes wrong. Most common for commercial properties, but available to any customer who wants their system on a calendar.
